Accessory Dwelling Units (ADUs) | East Hampton Town, NY


The Town of East Hampton supports Accessory Dwelling Units (ADUs) as a vital part of its affordable housing strategy.  ADUs can expand year-round housing opportunities for local residents and the workforce while allowing for smaller-scale development compatible with existing neighborhoods and community character. 

An accessory dwelling unit is a second, smaller home on a property that already has a residence or a business.  It can be inside the existing building or in a separate structure. You may know it by another name – accessory apartment, in-law suite, basement apartment, guest cottage, or carriage house. East Hampton’s Town Code refers to an ADU as an affordable accessory apartment.

All ADUs within the Town of East Hampton require an annual rental permit from the Office of Housing and Community Development and are subject to tenant eligibility requirements, as well as the following maximum monthly rent restrictions for 2026:
