Made possible by the Community Housing Fund, the Town of East Hampton’s Residential Accessory Dwelling Unit Construction Assistance Program (ADU CAP) helps create new affordable housing opportunities for income-qualified tenants while preserving community character. The ADU CAP provides loans to East Hampton residential property owners for the construction of rent-restricted accessory dwelling units, or ADUs.
Properties must contain a minimum lot area of 15,000 square feet and may not be located within the Harbor Protection Overlay or Affordable Housing Overlay zoning districts.
The ADU must be rented to eligible East Hampton residents (individuals who live or work in the Town of East Hampton, or former residents who have lived in East Hampton in the past five years) or family members of the property owners, whose incomes do not exceed maximum limits for the program, on a year-round basis at affordable rents.
The Town Board has initially allocated $1 million for the 2026 ADU CAP pilot program.
Interest-free, deferred payment loans of up to $100,000 for construction costs will be repayable upon future sale of the property.
